Radon is an odorless, invisible gas the EPA has linked to increased cancer rates. The mountainous beauty of the Spokane area also means more potential for radon conditions. Left undetected, exposure can have life threatening consequences. Fortunately, high radon can usually be mitigated after it's been identified.
We offer EPA-certified electronic monitoring of the home with a comprehensive report showing radon levels over a 48 hour period. Our state of the art radon monitors provide immediate results, so no waiting for shipping and laboratory results

Having a well means independence from the public systems, but comes with some responsibilities as well. Due diligence includes determining well capacity and water quality.
We partner with a local laboratory to test private water systems for a spectrum of contaminants. Most common testing will look for Coliform Bacteria, Nitrate, Lead, Arsenic and Uranium.
Well capacity testing is outside the Washington standards of practice for home inspectors and should be done by a specialist - often the same day as our inspection. We have some providers linked here, or your realtor may have suggestions.
Schedule now and have peace of mind when you drink or cook. We offer stand-alone tests, or in conjunction with your home inspection

When you’re interested in putting an offer in on a home, a buyer’s home inspection is one of the best ways to protect your investment. A home inspection consists of a thorough, step-by-step examination of the different elements of the home.
This is done to determine if there are any serious safety issues, undisclosed repairs, or code issues with a home that you may be interested in buying. Hiring a home inspector helps you uncover issues that you may not notice on your own, even when you look at a home thoroughly.
A pre-listing home inspection is a home inspection that is requested by the seller once they decide to list their home on the market. However, a pre-listing home inspection can be a valuable tool to help you find any issues that could otherwise delay the sale. This gives you opportunity to address fixes on your own timeline without a closing deadline. Buyers also benefit from knowing you've done your diligence on a fair sale of the house.
Already own the house? A walk-through by a professional can help you identify issues that need addressed and give you a great opportunity ask questions and learn. Most big issues with a home start small and can be prevented through regular maintenance. Washington state prohibits us from repairing properties we've inspected in the past 12 months, so you know you've got an impartial look.
New Construction:
Having a home build and want an impartial look? We can do phased inspections as the home is being built. This allows a thorough visual inspection of some systems that are normally hidden behind walls.
End of Warranty:
This is also called the 11 month inspection or the one-year inspection for some builders, which allows the homeowner to have any blemishes, flaws, or issues remedied. Before that one-year is up, you would want to hire a home inspector to investigate the home for anything you might not have noticed or see is happening.
This kind of inspection is a full look at your home from roof to crawlspace, and everything in between. It's a great opportunity to get a comprehensive summary for your builder to address.
